Affordable New Jersey Communities for Homeowners and Renters (ANCHOR)

This program offers property tax relief to New Jersey residents who own or rent property in New Jersey as their main home and meet certain income limits. This year's ANCHOR benefit is based on residency, income, and age from 2025.

Seniors and Social Security/Railroad Retirement Disability Benefit Recipients

You must complete the combined Application for Property Tax Relief, Form PAS-1, to file for your ANCHOR benefit, even if you do not qualify for all three programs. You must either file online or complete the paper application; we will not automatically file the application on your behalf.

Under 65 and Not Collecting Social Security/Railroad Retirement Disability Benefits

Most eligible filers will have their 2025 ANCHOR applications, Form ANC-1, auto-filed and will receive an ANCHOR Benefit Confirmation Letter in August 2026. Eligible individuals whose ANC-1 applications are not auto-filed can file the property tax relief application electronically or download the ANC-1 application and submit it by mail when the application becomes available. Filing Deadline

The deadline to apply for the 2025 application is November 2, 2026.


Returning a Benefit Check

We encourage anyone who mistakenly receives a benefit check to return the check to the New Jersey Division of Taxation, PO BOX 266, Trenton, NJ 08695-0266.
